Aging in Place Starts in the Bathroom
Published
Most people who end up moving out of a house they love don't leave because of the stairs, the yard, or the driveway.
They leave because of the bathroom.
It's the room where the consequences of a bad day are worst, and it's the room that's hardest and most expensive to change after the fact. It's also, conveniently, the room most people are already thinking about remodeling.
The thing nobody tells you: blocking is almost free
If you take one thing from this, take this.
While a bathroom wall is open to the studs, adding solid wood blocking behind the drywall at the shower, beside the toilet and along the tub costs very little. It's lumber and a few minutes per bay. It doesn't change how the finished room looks in any way, because it's buried inside the wall.
Do it after the fact and you're opening finished walls, dealing with tile, and repairing everything you cut. The same grab bar that was trivial to support during framing becomes a real project.
You do not have to install grab bars now. You just have to make sure the wall will hold them when you want them. Block every bathroom you open, whether or not anyone in the house needs a bar today. It is the cheapest insurance in residential construction, and the one omission we see most often.
A related note: a bar anchored into blocking is a completely different thing from one anchored into drywall anchors. The second kind fails at exactly the moment it matters.
A curbless shower is a framing decision, not a fixture
The zero-threshold shower has no lip to step over and no curb to lift a foot across. A walker or a wheelchair rolls straight in. It is the single highest-value thing you can build into a bathroom for aging in place.
It's also the thing people most often assume they can add later. You usually can't, not without tearing the room apart.
The reason is that the water has to go somewhere. A conventional shower uses a curb to contain it. Take the curb away and the containment has to come from the floor itself. The substrate slopes to the drain, and the waterproofing has to be continuous and correct across the whole assembly. Frequently that means dropping or modifying the floor framing so the finished shower floor lands level with the finished bathroom floor. That's a framing conversation, and framing conversations happen early.
Done properly, you get a bathroom that reads as a nice bathroom and happens to have nothing to trip on. Done as an afterthought, you get water where you don't want it.
On our Oregon City project the curbless shower was drawn into the plans from the very first set, along with a linear drain along the back and grab bars set into blocking. That sequencing is the whole trick.
The rest of what we build in
A separate tub, if there's room. A curbless shower and a tub serve different people and different days. On that project the client got both, with grab bars at the tub as well as the shower.
An outlet behind the toilet. This one costs almost nothing and gets forgotten constantly. A bidet seat is one of the genuinely useful assistive devices available, it's inexpensive, and it preserves independence and dignity longer than most things you can buy. It needs power. Run the outlet during rough-in whether or not anyone wants the seat yet. Retrofitting an outlet behind a finished, tiled wall is an irritating little job nobody enjoys paying for.
Heated floors. We use a Schluter Ditra-Heat system under the tile. This reads as a luxury item, and it partly is. It's also true that a warm floor matters more as people get older and less cold-tolerant, and that a heated floor dries faster, which matters in a room where a wet floor is a hazard.
Everything on one level. Obvious, and worth stating. If you're building new space with aging in mind, no steps inside it. Not one, not a single riser between the bedroom and the bath.
Doorways and turning room. Wider doors and clear floor space in front of fixtures cost nothing extra at the drawing stage and are effectively impossible to add later. If a wheelchair or walker is a realistic future, ask your designer to check clearances now. There are published guidelines for this; it's worth having your architect or designer size it deliberately rather than by eye.
Lighting, and lots of it. Aging eyes need substantially more light. Layer it: overhead, at the mirror, and a low-level night light path from bed to toilet. The middle-of-the-night trip is when falls happen.
It doesn't have to look like a hospital
This is the objection we hear most, and it's a fair one. People picture institutional white grab bars and vinyl flooring and decide they'd rather take their chances.
They don't have to. Grab bars are made in the same finishes as your faucets. A curbless shower looks like a high-end shower, because that's also what high-end showers look like now. A comfort-height toilet looks like a toilet. Heated floors are invisible. Blocking is inside the wall.
On the Oregon City suite, none of it announces itself. It's a walnut vanity, quartz counters, large-format tile, and a handmade tile accent band. It happens to also be a bathroom somebody can use for the next thirty years.
The best time to do this is during a remodel you're already doing
Nobody wants to spend money on a problem they don't have yet. Understood.
But the marginal cost of building these things into a bathroom you're already gutting is small. Blocking is lumber, an outlet is an outlet, and a curbless shower is mostly a sequencing decision. The cost of doing it later, as a standalone project, in a house where somebody is already having trouble, is several times higher and happens at the worst possible moment.
If you're remodeling a bathroom in your forever home, or building a suite for a parent, this is the cheap moment. There isn't another one.
